In Belgium. Every day, I walk past apartment blocks in cities like Antwerp where the scaffolding is going up and millions of euros are being poured into “renovations.”
I recently looked at a project on Karel Oomsstraat. A massive building, 100 apartments. The budget? €4 million. On paper, it sounds like a lot of money. But when you look at the reality of what the owners are getting, it’s a tragedy. They are spending millions on what I call a “visual face-lift.” They are getting new balconies, fresh paint, and some concrete repair. It will look beautiful for the first two years.
But here is the truth: The building will still be a “Class C” or “D” energy disaster. The walls will still grow mold. The residents will still be slaves to their energy bills.
The North vs. Belgium: Same Materials, Different Results
I’ve spent a lot of time studying Northern renovation standards, places like the Baltics and Scandinavia. In those climates, if you don’t fix the physics of a building, you don’t survive the winter.
What’s shocking is that the materials are the same price. A bag of high-quality insulation or a triple-glazed window costs nearly the same in Antwerp as it does in Vilnius or Helsinki. The labor rates, when you look at the base salary of a skilled worker, aren’t the primary problem either.
So, why does €4 million in the North get you a Class A energy fortress, while in Belgium it only gets you a “pretty” building that is still cold?
The “Belgian Chaos” Tax
The difference isn’t the price of the bricks; it’s the Chaos.
In Belgium, renovations are fragmented. You have the window company, the facade company, the terrace company, and the roof company. They don’t talk to each other. They don’t share a plan. They work in “layers.”
- The window guy installs a window, but leaves a cold bridge.
- The facade guy covers it with insulation, but traps moisture inside.
- The terrace guy drills into the new insulation to fix a railing, breaking the seal.
This chaos makes the work take twice as long. And in construction, time is money. You end up paying for months of scaffolding and “management fees” for people who are just coordinating mistakes. You are paying for the process, not the result.
The “A++” Myth and the “Class A” Reality
In the North, we aim for the top. While Class A++ is the ultimate goal (a building that basically produces its own energy), it is still a rare prototype. But Class A is the standard. It means the building is a “thermal bottle”, it stays 21°C even if the heater is barely on.
In Belgium, we spend millions and we are happy if the building reaches Class B. We think we are being “green,” but we are actually just being “less bad.”
For that same €4 million being spent on Karel Oomsstraat, if we applied Northern logic, where we treat the building as one single, airtight system, we wouldn’t just be fixing the balconies. We would be “shrink-wrapping” the entire structure. We would be installing automated ventilation that kills mold forever.
Paying Twice for the Same Job
The biggest danger for Belgian owners right now is the “2026 Trap.” The law is forcing people to renovate to meet new EPC labels. But because most of these renovations are just “visual,” they are only a temporary fix.
In ten years, the laws will get tighter. The owners who spent €4 million today on paint will be told they have to spend another €4 million to actually fix the energy loss.
They are paying twice for the same job.
A Simpler Way
It doesn’t have to be this way. Whether I am working here in Antwerp or consulting on projects abroad, the physics remain the same.
- A building is a fridge: Keep the cold out and the dry air in.
- Stop paying for “coordination of chaos.”
- Invest in the Envelope, not the Aesthetic.
You don’t need a dream or a fancy “green” marketing deck. You just need to stop painting the Titanic and start fixing the hull. If we are going to spend millions, let’s spend them on a building that will actually be worth something in 2050.
